  • We want various members of the group to volunteer to be the discussion leader at a meeting and recommend the book that the group should read to prepare.
  • We want to establish a group that group members can out to ask for help when they need it….with technology, for tips on the easiest/most time efficient way to accomplish something, to ask for ideas and input on how to do something….

The Rule:  Residential construction companies who work on single and multi-family properties built before 1978 must register and certify their company and designated employees with the EPA. Significant fines can be levied against any firm doing work on these homes without having the proper registration and certifications on file with the EPA. This rule applies to any trade that disturbs areas known to have lead paint on the interior or exterior of a pre-1978 property.

 

 

 

Leap Year Will Cost Texans in Electricity

It only comes once every four years, but when it does, Leap Year will cost Texans approximately $35.5 million in electricity costs for the extra day on the calendar., says a report by Direct Energy.

While on an individual basis, the millions of refrigerators, cooling and heating systems, dishwashers and washing machines that run each day will cost Texans a few dollars for the extra day, collectively, these costs add up:

  • Dallas/Ft. Worth metroplex: more than $2.9 million
  • Houston: more than $3.1 million
  • Abilene: nearly $177,000
  • Midland: about $168,00
  • Corpus Christi: more than $454,000
  • Brownsville: about $191,000
  • Laredo: over $255,000

The total cost for Texas was calculated using the number of households in the respective cities (as reported in the 2010 US Census) multiplied by the PUCT’s figures on average electricity consumption in February and an electricity rate of 9.34 cents per kWh (from the EIA’s 2010 average residential rate for Texas).

Are Your Contracts Up To Date?

Some major changes that the Texas Association of Builders has implemented in its newly updated contracts for construction and remodeling transactions, include:

  • a provision addressing newly state mandated contractor payment requirements in disaster areas and federal OSHA fall protection mandates.
  • a new remodeler’s short form contract for small jobs.
  • new language addressing regulatory fines caused by your subcontractors in both the sales agreements and subcontractor agreements.
  • updated warranty performance standards.

TAB’s contracts package subscription is available to its members for $299.99.   The two-year subscription to the package includes eight residential construction and remodeling contracts, as well as dozens of related addenda and associated agreements. The subscription includes any needed updates that may occur during the two-year cycle between Sept. 1, 2011 and Aug. 31, 2013.  It can be ordered through our local home builders associations.
